How It Works

How your residential conveyancing fee is calculated.

  1. 01 · Property value

    Our residential conveyancing fees are banded by property value, so a higher-value transaction (which carries more legal risk and paperwork) sits in a higher band. Enter your value in the lookup above to see your exact band.

  2. 02 · Sale, purchase, or both

    Selling and buying are priced separately because the legal work differs — a purchase involves searches, Stamp Duty and Land Registry work that a sale does not. Doing both together costs less than the two fees added separately.

  3. 03 · Freehold or leasehold

    Leasehold transactions involve extra work — checking the lease terms, service charge accounts and any landlord consents — so a fixed leasehold supplement applies on top of the base fee shown in the table.

  4. 04 · VAT, disbursements and government fees

    The figure in the table and lookup above is our legal fee including VAT. Disbursements (third-party costs like searches and ID checks) and government fees (Stamp Duty, Land Registry) are separate and are itemised individually in your full residential conveyancing quote.
