What gets checked during conveyancing of property.
Before contracts exchange, your solicitor confirms the seller is the legal, registered owner and checks the title for anything that could affect you — restrictions, rights of way, or unresolved disputes over boundaries.
Property searches are also carried out with the local authority and other bodies, to flag issues a viewing wouldn't reveal — planning decisions, environmental risks, or drainage matters nearby. Anything that raises a genuine question goes back to the seller's solicitor as a formal enquiry before exchange, not after.

After Completion
Registering ownership is a separate final step.
Completion — the moment money changes hands and keys are released — isn't the end of the legal process. The change of ownership must still be registered with HM Land Registry to make it official, so your name is correctly recorded as the registered proprietor.
Your solicitor handles this registration directly, meaning your transaction is protected in law, not just by a signed contract. Freehold and leasehold property both follow this same principle: verification before exchange, registration after completion.

What happens if a title check finds a problem?
Your solicitor raises it as a formal enquiry before exchange, so it can be resolved, insured against, or factored into your decision — not discovered after you have already committed.
Is registering ownership automatic after completion?
No. Once completion happens, your solicitor separately submits the registration to HM Land Registry to make the change of ownership official.
